Yes. The superuser account can create, view, and manage unlimited properties. Admin-level users can be assigned to one or more properties and manage those independently. Staff users only see records for their assigned properties. There is no additional charge for multiple properties — the annual subscription covers all of them.
Yes. MyParkingMgr has native ZPL support for Zebra portable Bluetooth printers. Tickets are generated in ZPL format and sent directly from your browser to the printer over Wi-Fi or Bluetooth. No drivers or separate print software is needed. Your property logo is automatically converted to ZPL format and printed at the top of every ticket. The system also manages printer RAM automatically to prevent lockups during heavy printing sessions.
No. Any standard printer works. MyParkingMgr generates a full browser-printable ticket page that any printer can handle — inkjet, laser, or thermal. The Zebra ZPL feature is an optional enhancement specifically for field enforcement teams who need to print professional thermal tickets on-the-spot from a portable device.
When a staff member tries to issue a WARNING ticket for a vehicle that already has two prior warnings for the same violation category within the last 90 days, the system displays a prompt recommending they upgrade to a VIOLATION ticket instead. This prevents serial warning-only patterns where the same vehicle receives warning after warning without real consequences. The staff member can accept the recommendation or override and issue a warning anyway.
Every action in MyParkingMgr is recorded to an append-only audit log — logins, ticket creation and printing, payment activity, guest pass creation, user management changes, vehicle records changes, and towing events. The log cannot be edited or cleared by anyone, including superusers. It provides a permanent, timestamped record of everything that has ever happened in the system — invaluable when a resident disputes a ticket or a payment discrepancy needs investigating.
🏘️ Guest & Vendor Passes
Residents can visit a public URL on your property's website (no login required) and enter their apartment number and permit number to generate a 24-hour guest pass for their visitor. The system validates their credentials against the resident database, enforces the one-active-pass-per-apartment rule, and lets them download the pass as a PNG image they can share with their guest or print at home. This eliminates office calls for routine visitor parking situations.
Staff can issue 24-hour passes and 7-day passes from the Visitors tab. Residents can generate 24-hour passes themselves via the self-service portal. For contractors and service workers, staff can issue 31-day Vendor Passes that include company name, contact information, and vehicle details.
A Vendor Pass is a 31-day parking pass for contractors, delivery services, and maintenance workers visiting a property over an extended period. Staff issues them from the Visitors tab. The pass includes the vendor's company name, vehicle information, and contact details. Permit numbers are prefixed with "VP-" to distinguish vendor vehicles from residents and guests at a glance during enforcement patrols.
No. MyParkingMgr enforces one active guest pass per apartment at a time. This prevents residents from issuing multiple passes simultaneously to fill the lot with their guests. Admins and superusers can override this limit in specific situations via the admin override panel.
💳 Online Payments
When Stripe is configured in Settings, every VIOLATION ticket gets a QR code printed on it automatically. The resident scans the QR code with their phone's camera, lands on a secure payment page, and pays the fine with their card. When Stripe confirms payment, the ticket status changes to PAID and the ticket closes automatically — no manual step required on your end. Stripe handles all card security and PCI compliance. MyParkingMgr never stores card numbers.
Yes. Staff can record manual payments (cash, check, or in-person card) directly in the system using the payment recording screen. This also closes the ticket and records the payment method. The QR code method is the automated, self-service option for residents paying remotely.
MyParkingMgr has native Stripe integration for automated QR code payments with webhook support for automatic ticket closure. It also supports Square and PayPal via payment link configuration, which redirects residents to those platforms' payment pages. Stripe provides the best automated experience including the QR code generation and automatic ticket closure.
MyParkingMgr includes an intelligent payment reversal system that handles each payment method correctly. For cash or check payments, the balance is reset in the system. For Stripe online payments, the reversal initiates a refund through Stripe automatically. The reversal is logged in the audit trail and accurate financial reporting is maintained throughout.
🔑 Licensing
After signing up for a trial, you'll receive a download link by email. Download and install MyParkingMgr on your hosting — the system starts in trial mode immediately with all features fully enabled. No credit card is required. When the 30-day trial expires, the system shows an EXPIRED badge and pauses new ticket creation until a subscription key is entered. All your data is preserved.
All data — vehicles, tickets, payments, tow records, guest passes, and audit logs — is preserved in your database. The system pauses new ticket creation until a valid license key is entered. Renewing your license restores full functionality in seconds. Your data is never deleted or made inaccessible due to a lapsed license.
No. MyParkingMgr is an annual subscription with no monthly plans, no per-seat charges, and no per-property fees. This keeps your costs predictable and eliminates the SaaS subscription fatigue that comes with tools charging per property or per user.
Standard licenses are installation-specific — tied to one server. If you need to run MyParkingMgr across multiple servers (for example, for a franchised property management operation with separate hosting environments), contact us about a universal or multi-installation license option.
